Chimneys are the most exposed part of any roof - and historically the most neglected. Sitting above the ridge and open to wind, rain and frost from every direction, a chimney stack takes more punishment in a single winter than the rest of the roof sees in five years. Across the period properties of Buckinghamshire, Hertfordshire and North London, from the grand Victorian villas of Chorleywood and Gerrards Cross to the Arts and Crafts houses of Berkhamsted and the Edwardian terraces of Barnet, failing chimneys are one of the most common - and most urgent - problems we are called to.
The trouble with chimney damage is that it rarely stays local. Cracked mortar joints let water into the stack, which freezes and expands, widening the cracks further. Loose flashing at the base lets water track down into the roof space and across ceilings. A chimney pot that has shifted in high winds can fall - and no homeowner wants to be the one explaining that to their insurer. The longer it is left, the more expensive and more dangerous it becomes.
At Kingsway Roofing we approach every chimney as a structural element in its own right. We repoint with mortar matched to the original mix, we fit code-4 and code-5 lead flashings cut and dressed by hand, we secure and replace pots with correct haunching, and where a stack has gone too far we carry out full rebuilds - including heritage work in conservation areas where every brick and every mortar joint has to be right. We also offer CCTV inspection so that you can see exactly what is going on inside the flue before any work starts.

Warning Signs You Should Not Ignore
As specialist roofing contractors covering Buckinghamshire, Hertfordshire and North London, these are the issues we see most often - and what they typically mean for your property.
Crumbling or missing mortar joints
If the pointing between your chimney bricks is recessed, powdery or falling out, the stack is already taking in water. Frost action accelerates the decay rapidly through winter. We see this on almost every original Victorian chimney in Chorleywood, Barnet and Gerrards Cross that has not been repointed in the last 25 years.
Loose or leaning chimney pots
A pot that has visibly shifted, or has cracked mortar haunching around its base, is a falling hazard. High winds across the exposed ridgelines of Berkhamsted and the North London boroughs dislodge pots every winter. If yours looks off-centre, get it inspected before the next storm.
Damp patches on the chimney breast
Brown staining or bubbling plaster on the wall around an internal chimney breast almost always means water is entering the stack - typically through failed flashing, cracked flaunching or porous brickwork. It will not dry out on its own; the entry point has to be found and sealed.
Cracked or detached lead flashing
The stepped apron and back gutter flashings where the chimney meets the roof are critical. Where lead has split, lifted or pulled away from the brickwork - common on older properties across Hertfordshire - water runs straight down into the roof structure below.
Spalling brick faces
When the fired face of a brick pops off and leaves the soft inner core exposed, the brick is absorbing water and will continue to degrade. Spalling is widespread on period chimneys in Berkhamsted, Tring and Amersham and usually points to both porous brickwork and a mortar that is harder than the brick itself.
White efflorescence on the stack
A white powdery deposit on the chimney bricks means soluble salts are being drawn out by water moving through the masonry. It is a reliable indicator that the stack is wet inside and that the pointing or flashing - or both - need attention.
What to Expect
How We Work - From Survey to Sign-Off
No subcontractors. No agency crews. The same experienced Kingsway team that surveys your roof carries out the work and signs it off.
Full chimney inspection & CCTV survey
We inspect the stack from the roof and, where needed, run a CCTV camera down the flue to assess the internal condition. You receive a clear written report covering pointing, flashings, pots, flaunching and the structural integrity of the stack itself.
Written quotation & mortar sample
You get a fixed, itemised quote for each element of the repair. For period and conservation-area properties we provide a mortar sample matched to the original mix - including sand colour and lime content - so you know exactly how the finished stack will look.
Safe access & weather protection
Chimney work is always carried out from properly erected scaffold or a secured access tower - never from a leaning ladder. We protect the roof below and the surrounding property, and we plan around the forecast so the stack is never left open to the weather.
Heritage-grade repointing & leadwork
We rake out failed joints to a proper depth, repoint with the matched mortar, and cut and dress new lead flashings by hand. Pots are reset or replaced with correct flaunching. Every detail is carried out to the standard the property deserves.
Structural rebuild where required
Where a stack has gone beyond repointing - leaning, badly spalled or structurally unsound - we take it down to sound brickwork and rebuild it, reusing original bricks where possible and matching replacements where not. The finished stack is indistinguishable from a sound original.
Photographic sign-off & guarantee
You receive before-and-after photographs of the complete repair and your written workmanship guarantee. We log the job and return for a follow-up inspection so you can see with your own eyes that the stack is sound and dry.
Why Kingsway
Why Homeowners Across Bucks, Herts & North London Choose Us
Period property and conservation experience
We work on listed buildings and conservation-area chimneys across Chorleywood, Gerrards Cross, Berkhamsted and Barnet. We understand listed-building consent, we match original mortar mixes, and we source reclaimed bricks and clay pots that are true to the period of the property.
Leadwork done properly, by hand
A chimney flashing is only as good as the roofer who dresses it. We cut and shape code-4 and code-5 lead on site, fit proper soakers and back gutters, and dress every detail to the stack - no off-the-shelf flashings, no sealant relied upon to do the work of lead.
Structural rebuild capability
When a chimney has gone beyond repointing, we have the skill and the scaffolding access to take it down and rebuild it safely - reusing original materials where possible and matching replacements where not. Not every roofing company can or will do that.
CCTV inspection before any work
We do not guess at what is happening inside a flue. Our CCTV survey shows you the internal condition of the stack before we quote, so the repair addresses what is actually there - not what we assume is there.
Safe access, every time
No chimney work is ever carried out from a ladder. We erect proper scaffold or secured access towers for every stack we touch, protect the roof and property below, and never leave a stack open to the weather overnight.
