Water cascading over the gutter edge in heavy rain

This is the clearest sign of a blockage or an undersized gutter. The run cannot clear the volume of water coming off the roof, so it spills over the front edge - straight down the fascia, the render and the brickwork. If you see it happening from the ground during a downpour, the gutter is either choked with debris or the fall has dropped and water is ponding behind the blockage.

Green or black staining on the render below the gutters

Algae and dirt streaks beneath a gutter line mean it has been overflowing for some time. The staining is not just cosmetic - the persistent wet penetrates the render, freezes in winter and blows the surface off the wall. On painted render around Chesham and Amersham we see this regularly on properties where the gutters have been neglected for two or three seasons.

Sagging or bowing gutter runs

Gutters should run in a clean straight line with a gentle fall towards the outlet. A bow or sag means the brackets have failed, the fascia behind has softened, or the gutter is carrying a weight of water and debris it was never designed for. A leaking gutter joint or a cracked downpipe can drive water back into the wall cavity, which shows up internally as a damp patch at the top of an upstairs wall. Homeowners in Hertfordshire and North London often mistake this for a roof leak - but if the staining is below the eaves line and on the gable or party wall, the gutter is the usual culprit.

Visible cracks, splits or gaps at the joints

UPVC gutters become brittle after years of UV exposure, and aluminium systems corrode at the joints. If you can see daylight through a joint, or a dark stain running down the underside of the gutter, water is escaping on every rainfall. Joint failures are cheap to fix individually but expensive to ignore, because the leaking water rots the fascia board the gutter is fixed to.
