Water cascading over the gutter edge in heavy rain
This is the clearest sign of a blockage or an undersized gutter. The run cannot clear the volume of water coming off the roof, so it spills over the front edge - straight down the fascia, the render and the brickwork. If you see it happening from the ground during a downpour, the gutter is either choked with debris or the fall has dropped and water is ponding behind the blockage.
Green or black staining on the render below the gutters
Algae and dirt streaks beneath a gutter line mean it has been overflowing for some time. The staining is not just cosmetic - the persistent wet penetrates the render, freezes in winter and blows the surface off the wall.
