Is It Time?
When Should You Consider a Full Roof Replacement?
Many homeowners ask whether a repair is enough. As specialist roofing contractors covering Buckinghamshire, Hertfordshire and North London, we recommend a full replacement when we see the following - because ongoing repairs on a failing roof cost more in the long run than doing the job properly once.
Daylight in the loft space
If you can see pinpricks of daylight from inside your loft, the felt underlay has perished. This is not a repair job - the covering material must come off and the roof rebuilt from batten upward.
Granule shedding from concrete tiles
Sandy grit accumulating in your gutters or on the ground below means your concrete tiles are shedding their weathering surface. Once granule loss begins at scale, full replacement is more economical than repeated patching.
Nail sickness in older [[slate roofs|/roof-repairs/slate-roof-repairs]]
Common on Victorian properties across Chorleywood, Hertford and Barnet - the original iron nails have rusted away, causing slates to slip progressively. Re-nailing is a temporary fix; a full re-roof with stainless fixings is the correct solution.
Sagging or uneven roofline
A roofline that dips, waves or shows a visible lean indicates structural timber fatigue beneath. This requires a full strip, rafter assessment and often partial timber replacement before any new covering goes on.
Repeated leaks from the same areas
If the same valleys, hips or ridge areas are leaking despite previous repairs, the underlying structure is failing. Ongoing patch repairs are false economy - a full roof investment is the lasting answer.
A roof over 50 years old with original underlay
Bitumen felt from the 1960s and 1970s has a finite life. Even if the tiles look intact, the secondary waterproofing layer beneath has usually perished, leaving your property one hard winter from a significant ingress.

Specification Matters
The Right Material for Your Property - Why Getting This Wrong Is Costly
We do not believe in "standard" roofs. The housing stock across Bucks, Herts and North London spans four centuries of construction - and each era has a material that is architecturally and technically correct. Fitting concrete tile to a Victorian terrace in a conservation area is not just aesthetically wrong, it can trigger enforcement action. Fitting clay plain tile on a post-war semi that requires a steep-pitch interlocking product risks failure in the first hard frost. Specification is everything.
Natural Slate
Premium - 80 to 100+ year lifespanThe material of choice for Victorian and Edwardian properties across Chorleywood, Rickmansworth, Gerrards Cross and Amersham. We source Welsh and Spanish slate in matched grades and thicknesses, fixed on new breathable membrane with stainless steel fixings. No nail sickness. No copper clips that corrode. Just a roof that outlasts you.
- 80-100+ year lifespan
- Essential for conservation areas
- Naturally fire & frost resistant
- Adds significant property value
Clay Plain Tile
Heritage - 60 to 80 year lifespanThe definitive roofing material for interwar semis across Watford, St Albans, Barnet and Edgware. Clay plain tiles breathe correctly, age beautifully, and where matching originals are available, allow a like-for-like replacement that satisfies conservation officers. We source handmade and machine-made profiles to match your street.
- 60-80 year lifespan
- Authentic period appearance
- Frost-rated for UK winters
- Colour-stable over decades
Concrete Interlocking Tile
Practical - 40 to 50 year lifespanThe correct and cost-effective choice for post-war housing stock across Hemel Hempstead, Hatfield, Luton and the newer estates of Bucks. Modern concrete interlocking tile with a dry ridge system - no mortar at the ridge that will crack and let water in - carries a 30+ year manufacturer guarantee and performs to the same BS 5534 standard as any premium material.
- 40-50 year lifespan
- Dry ridge as standard
- Broad colour & profile range
- Excellent value for money
Fibre Cement & Composite
Modern - 40 to 50 year lifespanWhere structural load is a concern - older properties in North London with tired rafters, or large extensions - lightweight fibre cement and composite tiles deliver the look of slate or clay at a fraction of the weight. Ideal for converted loft spaces and properties where full structural reinforcement would otherwise be required.
- 40-50 year lifespan
- Significantly lighter than slate
- Slate and clay aesthetics
- Impact & UV resistant
Conservation Area Specialists
A significant proportion of properties across Chorleywood, Gerrards Cross, Berkhamsted, Rickmansworth, Barnet and Hadley Wood fall within designated conservation areas. We check conservation area status for every property before specifying materials - reclaimed Welsh slate where required, lime mortar on period chimneys, cast iron guttering profiles on heritage street elevations. We handle this correctly so you do not have to navigate the planning system yourself. See our slate roofing service for more on heritage specifications.
