Flaking, peeling or blistering paint on the fascia boards
Paint failing in sheets rather than in small patches is the classic early warning that moisture is getting behind the paint film from within the timber. Repainting will hold it for a season at most. On properties across Hertfordshire and Buckinghamshire built between the 1960s and 1990s, this is usually the point where replacement becomes more economical than another round of scraping and painting.
Soft, spongy or crumbling timber at the rafter feet
If the timber feels soft when pressed, or a screwdriver sinks into it with little resistance, wet rot has taken hold. The fascia is no longer carrying the gutter load reliably, and the rot will be tracking back along the rafter feet into the roof structure. This is no longer a cosmetic issue - it is a structural one.
Gutter sagging or pulling away from the fascia
A gutter that has dropped or come away from the board is usually a sign that the timber behind the brackets has rotted and can no longer hold the fixings. Re-fixing the brackets into soft timber is a false economy - the gutter will sag again under the next heavy rainfall. The fascia needs to come off.
Black mould or staining on the soffit boards
Black speckling or green algae on the underside of the soffit points to poor ventilation and trapped moisture in the roof void. If the existing soffit vents are blocked, missing or never fitted, warm moist air from the house is condensing on the cold roof timbers - setting up the conditions for rot and mould in the loft.
Birds nesting in the eaves or gaps at the roof edge
Gaps where rotten fascia or soffit boards have warped or dropped are an open invitation to birds and squirrels. Once they are in the eaves they nest in the loft, block the ventilation and damage the underfelt. If you can see daylight through the eaves line, or hear scratching above the ceiling in spring, the roofline needs attention.
You cannot remember the last time the fascias were painted
On timber roofline, neglect is not neutral - every year without maintenance accelerates the decay. If the boards have not been decorated in five years or more and the property was built before the UPVC era, the paint film is almost certainly compromised and a survey is worthwhile before next winter.
